What happened in 

North Okanagan Home Sales January 22th to 29th, 2023

 

This information relates to the sale of Single Family homes only.


9 homes sold from January 22 to January 29th in the North Okanagan.


These homes sold in an average of 76 days, with an Average sale price of $761,500.

3 homes sold above asking,  and the average days to sell was a low 33 days on market.

Buyers agents negotiated an average of $26,488 off of the list price to obtain a sales agreement.

The number of homes listed is 207 a slight increase over the month of January.


What does that mean?

For Potential Sellers -  Inventory is still tight compared to historical levels. 8 out of 10 times in the past ten years, generally  there were one third more homes to choose from. Lack of choice favours sellers.

For Prospective Buyers - Do not let the list price totally fool you. Many homes are still trying to find where the market is for their home. On average, sellers are accepting more off their asking price than over the past few years.
