What the spring market is telling us so far
Listings are coming. Sellers who held back through the winter are starting to move, and inventory is expected to build through April. The question is whether buyers are ready to meet them.
Right now, the market is split. Some homes are sitting longer than expected as buyers take their time. Others are drawing multiple offers. The difference often comes down to pricing, condition, and location—and that's true in most markets across the country right now.
What happens over the next several weeks matters. How quickly new inventory gets absorbed will tell us a lot about where buyer confidence actually stands heading into spring. Some buyers who were ready to move have pulled back due to economic uncertainty. But demand hasn't gone away.
If you're weighing a buy or sell decision right now, the right move depends on your specific situation and neighborhood. That's a conversation we're happy to have.

We put together a post that covers the full picture, what causes the gap, what you can do about it, and how the contract terms affect the conversation.
