Thanks for stopping by!
Planning a move in 2026? Read this first.
If you have been trying to make sense of Canada’s housing headlines, this helps frame it:
Nationally, 2025 ended softer. Locally, the story depends on where you are.
Here are the key points CBC highlighted using new Canadian Real Estate Association (CREA) numbers:
- Canada-wide home sales were down 1.9% in 2025 versus 2024.
- CREA expects a modest rebound in 2026, with sales forecast to rise 5.1%.
- Big-city markets have been slow. Toronto logged 62,433 home sales in 2025 (lowest since 2000), and Vancouver logged 23,800 (a weak year by historical comparison).
- Some smaller and more affordable markets have been stronger, including places like Quebec City, Regina, and parts of Atlantic Canada, where activity and prices have held up better.
What this means for you
National averages are useful for context, but they are not a decision-maker.
If you are thinking about buying or selling in 2026, these are the three questions worth answering locally:
- Inventory: Are listings building, or still tight in the neighbourhoods you care about?
- Negotiating power: Are homes selling quickly, or sitting longer with more price changes?
- Affordability: Are payments improving enough to change what buyers can realistically do?

- A rough timeline
We will send back a quick, local read on what we are seeing right now.

WHAT'S HAPPENING?
WHAT ELSE WE ARE TALKING ABOUT
The $1,500 home prep plan
If we only had $1,500 to prep a home for sale, this is exactly where we'd spend it.
Deep clean and carpet work. Paint touch-ups on walls that need it. A front door refresh. Lighting upgrades. Small hardware swaps in the kitchen and bathrooms. Exterior touch-ups that improve the first impression.
The goal is simple: remove buyer objections and make the home show better without spending money on fixes that don't move the needle.
If We Only Had $1,500 to Prep a Home for Sale, Here's What We'd Do
When you're working with a fixed budget, the goal isn't to remodel. The goal is ...
Renting or buying this year? Here's where to start
The rent vs buy question probably crosses your mind every time your lease renewal notice shows up or you see a "For Sale" sign in a neighborhood you like.
And if you're like most people, you've done the math. You know what the payments would look like. You've compared them seventeen different ways.
But most people don't decide based on the monthly payment alone.
They decide based on stuff like: How long am I actually staying here? Do I want to deal with home maintenance or would I rather call a landlord? Is everything else in my life stable enough to add homeownership into the mix? Can I afford this without draining my savings or stressing about every unexpected expense?
Those questions matter more than the calculator can tell you.
So we wrote a guide that walks through them, to help you think it through based on what actually matters to you.
