Planning a move in 2026? Read this first.

If you have been trying to make sense of Canada’s housing headlines, this helps frame it:

Nationally, 2025 ended softer. Locally, the story depends on where you are.

Here are the key points CBC highlighted using new Canadian Real Estate Association (CREA) numbers:

  • Canada-wide home sales were down 1.9% in 2025 versus 2024.
  • CREA expects a modest rebound in 2026, with sales forecast to rise 5.1%.
  • Big-city markets have been slow. Toronto logged 62,433 home sales in 2025 (lowest since 2000), and Vancouver logged 23,800 (a weak year by historical comparison).
  • Some smaller and more affordable markets have been stronger, including places like Quebec City, Regina, and parts of Atlantic Canada, where activity and prices have held up better.

What this means for you

National averages are useful for context, but they are not a decision-maker.

If you are thinking about buying or selling in 2026, these are the three questions worth answering locally:

  1. Inventory: Are listings building, or still tight in the neighbourhoods you care about?
  2. Negotiating power: Are homes selling quickly, or sitting longer with more price changes?
  3. Affordability: Are payments improving enough to change what buyers can realistically do?

Sales ranged from $201,000. to $1,750,000. Days to sell ranged from 2 to 212. 6 listings expired, 121were cancelled.
