Thanks for stopping by!
Is the market finally turning a corner? 👇
The market is in an interesting spot right now.
Prices are down year-over-year, but the decline is losing steam. The national benchmark price came in at $664,400 in March. That's 4.7% below last year, but the monthly drop was smaller than February's and about half of what we saw in January. Things are stabilizing.
A few other numbers worth knowing:
👉 There are about 167,500 homes listed nationally, up just 1% from a year ago and more than 10% below the long-term average. Inventory is tight.
👉 The Bank of Canada held its policy rate at 2.25% on April 29. The next decision is June 10. Rates are steady for now, though the Bank is keeping a close eye on energy prices.
👉 The market is balanced nationally, with a sales-to-new-listings ratio sitting at 48%.
The bottom line?
Demand is building under the surface. A lot of buyers, especially first-timers, have been waiting on the sidelines for years. Inventory isn't giving them many options. Sellers who price well aren't waiting long.

What Zillow's estimate won't tell you
Most buyers are doing a lot of research before they ever reach out to an agent these days.
They've already pulled comparable sales, checked listing history, set up price alerts.
AI home search tools have made that early stage faster than it's ever been.
But there's a difference between what a tool can surface and what actually helps someone make a good decision.
NAR's 2025 research found that 85% of buyers still ranked their agent as the most useful source during the home search, ahead of any online portal.
We put together a breakdown of where these tools help, and where the gaps are.
If you're thinking about buying or selling this year, it's a quick read.
