Is the market finally turning a corner? 👇

The market is in an interesting spot right now.

Prices are down year-over-year, but the decline is losing steam. The national benchmark price came in at $664,400 in March. That's 4.7% below last year, but the monthly drop was smaller than February's and about half of what we saw in January. Things are stabilizing.

A few other numbers worth knowing:

👉 There are about 167,500 homes listed nationally, up just 1% from a year ago and more than 10% below the long-term average. Inventory is tight.

👉 The Bank of Canada held its policy rate at 2.25% on April 29. The next decision is June 10. Rates are steady for now, though the Bank is keeping a close eye on energy prices.

👉 The market is balanced nationally, with a sales-to-new-listings ratio sitting at 48%.

The bottom line?

Demand is building under the surface. A lot of buyers, especially first-timers, have been waiting on the sidelines for years. Inventory isn't giving them many options. Sellers who price well aren't waiting long.

In North Okanagan Real Estate

As of the morning of Friday May 15 there are  1007 homes showing as active listings here in North Okanagan.  On May 8 there were 973.

Sales ranged from $140,000. to $1,450,000. Days to sell ranged from 4 to 348. 5 listings expired, 20 were cancelled.

51 prices were reduced over the last week. 2 prices increased.
