Spring surge? What’s happening in Canadian real estate

If you’ve been wondering what’s happening with the Canadian real estate market lately, here’s a quick snapshot:

👉 According to the latest numbers from CREA (March 2025), national home sales jumped over 11% month-over-month—the biggest gain we’ve seen in over a year. Prices are starting to edge higher too, with the national average home price up 2.4% compared to last spring.

👉 Mortgage rates are still higher than historic norms, but many economists (including the Bank of Canada’s April 2025 update) are predicting that we’ll see gradual rate cuts later this year—which could bring even more buyers back into the market.

👉 Inventory is improving slightly in many regions, but it’s still tight overall. Well-priced homes, especially in mid-size markets like Calgary and Halifax, are getting a lot of attention.

Bottom line?

The Canadian market is regaining momentum as we head into the summer, but affordability and competition remain major factors shaping the landscape.

In North Okanagan Real Estate

As of the morning of Friday May 2, there are 971

 homes showing as active listings here in North Okanagan. On  April 25  there were 987 homes active.

Sales ranged from $91,000. to $1,540,000. Days to sell ranged from 4 to 404. 36 listings expired,  16 were cancelled.

54 prices were reduced over the last week.
