Renewing Soon? Your Payment Might Go Up
If your mortgage is coming up for renewal this year or next, chances are your monthly payment will be going up.
According to the Bank of Canada, most homeowners renewing in 2025 or 2026 will see costs rise by 15% to 20%, and about 1 in 10 could face increases closer to 40%.
Even though rates have dipped slightly since last year, they’re still well above the lows many Canadians locked in back in 2020. And with the average mortgage payment now over $2,000, even a small increase can stretch the budget.
Here are a few ways to prepare:
- Run the numbers early. Use your lender’s calculator to see how much your payment could rise.
- Don’t accept your first renewal offer. Shop around—lenders are competing hard right now.
- Ask about extending your amortization if the numbers aren’t working.
- Set aside what you can. Even a small emergency fund can help ease the transition.
If you’re unsure what to expect or what your options are, a bit of early planning can go a long way.
