Updated quarterly. Last updated October 2026 with September figures.

Most advice about selling time is written for a big-city market. You'll read that the first two weeks decide everything, and that a well-priced home is gone by the second weekend. Here, the numbers tell a slower story. Knowing which story applies to your home changes how you price it, when you list it, and when you go after your next place.

Where things stand now

Single family homes that sold across the North Okanagan in September took 94 days to sell, 27.0% longer than a year earlier. Townhouses took 84 days, up 44.8%. Condos and apartments took 129 days, up 81.7%.

The direction is clear: houses and townhouses here are currently taking roughly three months to sell, not three weeks, and condos are taking over four.

Slower isn't the same as softer

Longer selling times can sound like falling prices. That isn't what the latest numbers show. Single family inventory was down 22.1% from a year ago, sales were down 21.0%, and the benchmark price held at $793,000, up 5.6%. There were fewer buyers and fewer sellers, at steady prices.

Condos are the exception to watch. Prices held there too, with the condo benchmark up 4.4%, but condo inventory was up 11.1% over the year, which gives condo buyers more choice and condo sellers more competition.

The first few weeks still matter

Even on a three-month timeline, a listing gets its most attention when it's new. That part of the big-city advice holds, and it's why pricing high to see what happens costs so much. A price that buyers pass over in the first weeks rarely gets that attention back.

What's different here is what happens next. A well-priced home in the North Okanagan may simply need more time to meet its buyer. So the useful question isn't "why hasn't it sold yet?" It's "are buyers seeing it and passing, or just not here yet?" Steady showings with no offers point to price or presentation. A quiet stretch in a slow month may only be the season.

Plan for months, not weeks

If you're buying your next home too, a longer sale changes the math on buying first. Talk to a lender early, and read our guide to buying and selling at the same time before you start writing offers.

If you're working toward a date, count backward. At today's pace, a single family home listed on June 1 that takes 94 days to sell would sell in the first week of September, and that's before completion. If you want to be settled before school starts, that's a spring listing, not a summer one.

Don't assume a set completion date. In our recent sales, the time from sold to completion has varied a lot: a week or two for some vacant homes, around three weeks for others, and much longer for some. Tenanted homes take the longest when the buyer plans to move in, because in BC the tenants are entitled to three months' notice. If your home is rented, build that into your plans from the start.

If you're selling a condo, plan for the longer end of the range, and budget for the strata fees and mortgage payments that continue while you wait.

Decide in advance when you'll review the price. Pick a check-in point with us before you list, rather than reacting week by week. It's easier to make a clear decision on a date you set calmly than on a quiet Tuesday in week five.

Your street isn't the average

Days to sell is one figure for the whole region, covering every sale from in-town starter homes to properties out on acreage. Your home's timeline depends on its street, its price range, and the homes it's competing with right now. We wrote more about that in How Long Will My House Take to Sell?

If you're thinking about selling in the next year, text or call our team at 250.309.0039. We'll look at what homes like yours have actually been doing, in your area and your price range. Or start with a current value on your own home.
