After a rough stretch, some real stability 📈
If you've felt like the real estate market has been holding its breath for a while… you're not imagining it.
But the latest numbers suggest that breath might finally be letting out.
Here's what CREA reported this month:
🏠 Prices stopped falling. The national home price index held steady from May to June. It’s the first month without a decline in 17 months.
📊 Buyers are showing up. The national sales-to-new-listings ratio climbed to 50.2%, the first time it's crossed that mark all year. (Above 50% generally signals more balance shifting toward sellers.)
🏦 Rates aren't the wildcard right now. The Bank of Canada held its policy rate at 2.25% for the sixth straight decision, and rate hikes have largely been taken off the table for this year.
Put together, the stage is set for a busier fall market, even if summer stays quiet in the meantime.
What this means depending on your plans:
If you're thinking about buying: with rates on hold and prices no longer sliding, waiting for a better entry point may not pay off the way it might have a year ago.
If you’re thinking about selling: the pause in price declines is a meaningful signal. Buyers who've been waiting for "the bottom" may start feeling like they've found it.
