Buy a home with no down payment?

Saving for a down payment is the biggest hurdle to homeownership. But what if you didn’t have to wait years to save up that big lump sum?

The good news? It’s possible—and there are several ways to make it happen:

👉 Government Programs – The CMHC FlexDown Program lets you borrow your down payment from a personal loan or line of credit. This can be a great option if you have strong financials but haven’t had the time to save.

👉 Private Lenders – Some private lenders offer no-down-payment mortgages with more flexible terms. Just be aware that interest rates and conditions may be different from traditional banks.

👉 Rent-to-Own – With a rent-to-own agreement, a portion of your monthly rent goes toward the future purchase of the home. It’s a great way to work toward homeownership while improving your credit and saving at the same time.

👉 Leverage Existing Equity – Already own a home? You can use your home equity as a down payment on your next property, helping you move sooner without the need for additional savings.
