Should you sell before you buy?

Finding your next home is exciting. Figuring out how to buy it while selling the one you’re in can be a little more complicated.

The latest Canadian housing numbers give us a good reason to revisit which should come first.

According to CREA’s September 15 report, new listings rose 3.3% in August, while home sales edged down 0.7% from July. National conditions remain balanced, with new properties giving buyers more options heading into fall. [Source: CREA]

If you’re planning a move, selling first lets you establish your sale price before committing to your next purchase. It can also reduce the pressure to accept an offer because you’ve already bought another home.

Of course, you’ll need somewhere to stay if the closing dates don’t line up. Buying first may make more sense if the home you need is difficult to find and you can comfortably manage the costs while yours sells.

The right order depends on what’s available in your neighbourhood, how your home is likely to sell, and what works for your household.

Sales ranged from $305,000. to $2,460,000. Days to sell ranged from 1 to 595.  10 listings expired, 24 were cancelled.

August was a hard month for many families across the Interior, and our thoughts are with everyone affected by the wildfires. The North Okanagan market kept moving, and the numbers show three different stories.

Single family homes held their value, with the benchmark steady at $794,300. Townhouses are up 3.2% to $561,000 and selling a little faster than last year. Condos are where buyers have the most room right now, with more choice and prices easing slightly.
