CREA says this fall could bring a bigger surge

CREA just reported the highest number of August home sales since 2021.

Over 40,000 properties changed hands last month, up nearly 2% year over year and marking the fifth straight monthly increase in sales activity.

Unlike earlier this year, the lift wasn’t led by Toronto. Sales actually dipped slightly in the GTA, but were up in Montreal, Vancouver, and Ottawa, offsetting the decline and pushing national numbers higher.

So what’s fueling the momentum?

CREA’s economist points to fresh fall listings hitting the market and the potential for a rate cut from the Bank of Canada this week. If that cut happens, as most analysts expect, it could be enough to pull even more buyers off the sidelines heading into October.

CREA’s price index held flat month over month, while the national average sale price rose 1.8% year over year to $664,078. Listings were also up nearly 9% compared to last August.

Bottom line: Conditions remain balanced, but momentum is building.

In North Okanagan Real Estate

As of the afternoon of Friday September 19, there are 1049 homes showing as active listings here in North Okanagan. On September 12th, there were 1057 homes active.

Sales ranged from $120,000. to $2,250,000. Days to sell ranged from 12 to 222. 22 listings expired,  23 were cancelled.
