It is easy to get caught up stressing over every headline and market stat that drops, but the real advantage isn't the data itself, it’s having someone you trust to help you filter out the noise and find the actual opportunities. June brought some noticeable shifts to the North Okanagan with an uptick in overall sales and a dip in fresh listings, but trying to map your personal future based on broad regional percentages is a losing game. When you combine clear, localized context with a solid network of local professionals and a team of realtors who are only ever a quick text away, you put yourself in a much better position than the raw stats alone could ever provide. Let’s skip the guesswork, look at your specific goals, and build a strategy that works for real life.

Local Residential Real Estate Market Sees Typical Activity Heading Into Summer

KELOWNA, B.C. – July 6th, 2026. Residential real estate activity across the Interior remained stable in June, with market conditions continuing to normalize as the seasonal transition into summer brought the expected slowdown in new listings, reports the Association of Interior REALTORS® (the Association).

The Association region recorded 1,547 residential sales in June, up from 1,456 in May and up 3.8% compared to the same time last year.

New residential listings saw a 9.5% decrease compared to June 2025 with 2,963 new listings recorded last month, and down from the previous month’s 3,102 new listings. The total number of active listings saw a 7.0% decrease in inventory compared to the same time last year with 9,803 recorded across the Association region yet up compared to May’s 9,486 total inventory.

“After a very slow start to the year, we’ve seen market activity steadily return to more typical levels over the past few months, which is an encouraging sign as we move into the busy summer season,” says Association of Interior REALTORS® President Ryan Mayne, adding that “although new listings have eased between June and July, the decline is consistent with typical seasonal trends.”

In the Okanagan and Shuswap/Revelstoke regions, the benchmark price for single-family homes saw decreases of 1.6% and 2.3% last month in year-over-year comparisons in the Central and South Okanagan regions, coming in at $1,053,700 and $760,100 respectively. The townhome housing category saw percentage increases in all sub-regions with the exception of the Central Okanagan that saw a percentage decrease of 0.9% compared to the same month the previous year, coming in at $707,500. The benchmark price in the condominium housing category saw decreases in all sub-regions compared to June 2025, with the highest percentage decrease of 3.4% seen in the Central Okanagan, coming in at $495,100.
