3 numbers to know before your next move
Has moving has been in the back of your mind lately?
Maybe you’ve saved a few listings “just to see what’s out there.” You’ve pictured having another bedroom, a shorter drive or a kitchen with enough counter space for everyone to stop piling things in the same corner.
Before you get too far, it helps to know what a move would look like financially.
There are three numbers we’d start with:
1. What your home could sell for today
We’d look at recent neighborhood sales, your home’s condition and the listings currently competing for the same buyers. Together, those details give you a practical range to plan around.
2. What you still owe on your mortgage
Your lender can provide a current payoff amount. It may be slightly different from the balance you see when you log in, so it’s helpful to get the exact number.
3. What you’d likely have after the sale
Once we subtract your mortgage and estimated selling expenses, we can estimate what you’d have available for a down payment, moving costs or anything else that comes next.
With those three numbers, you can answer some much bigger questions:
Could we afford the home we want? Would we need to sell first? Does moving now make sense for us?
You don’t need to have a firm plan before asking. These conversations are usually easier when there’s no pressure to make a decision.

Before you “test the market,” read this
One of the most common things we hear from homeowners planning a move is: "Let's list high just to test the waters. We can always do a price drop later if nothing happens."
It feels like a free trial, but testing an inflated price carries a compounding cost.
Real estate moves on momentum. When a home sits past its initial 3-week honeymoon phase because of the price tag, buyer psychology changes completely.
