Canada’s housing market is moving in different directions

The September numbers are in. The biggest takeaway is that “the Canadian housing market” doesn’t really describe what’s going on anymore. Depending on where you live, the story is completely different. Even locally.

In the Greater Toronto Area, the tentative recovery that started in the spring has stalled. Home sales were down 9% from last September, and the benchmark price is down 4.7% year over year. The average selling price came in at just over $1 million. RBC Economics pointed to the renewed U.S.-Canada trade tensions and worries about long-term interest rates as the reasons buyers got more cautious.

There’s an important detail underneath that, though. New listings in the GTA were down 14.4% from a year ago. Fewer sellers are coming to market, which is helping keep the decline from getting worse.

Vancouver is a different story. Sales fell 8.4% in September, and RBC describes prices there as still firmly in correction. Active listings are close to a decade high, and RBC expects prices to keep easing through the end of the year and possibly into 2027.

In Montreal, inventory is up 20% from a year ago, with more sellers coming to market than at any point in six years. That’s slowing price growth after a strong run.

And then there’s Calgary, which has barely changed all year. Detached home sales actually rose 4.4% from last year with prices nearly flat. Condos are another story. Condo sales fell 14.3% and prices dropped 8.3%.

Rates are still the wild card. Fixed mortgage rates in Canada track bond yields, and yields have been climbing around the world this fall. The Bank of Canada’s next rate decision is October 28th.

A few things worth knowing:

👉 If you’re buying, softer markets like Vancouver and parts of Ontario give you time and room to negotiate. Conditions, closing dates, and price are all more open to discussion than they were a couple of years ago.

👉 If you’re selling, your local numbers matter far more than national headlines. A detached home in Calgary and a condo in Vancouver are facing completely different buyers right now, and your pricing should reflect what’s happening on your street, not across the country.

👉 If you’re staying put, it’s still worth knowing where your home’s value sits, especially if a mortgage renewal or a move is on the horizon in the next year or two.

The market isn’t moving as one anymore. That makes local knowledge more valuable than it’s been in a long time.

WHAT ELSE WE ARE TALKING ABOUT

If you’ve been waiting for prices to tell you something, September didn’t say much. What changed was time.

Single family sales were down 21% from last September, and homes took 94 days to sell, 27% longer than a year ago. Inventory dropped 22% over the same stretch, which is why the benchmark price held at $793,000, up 5.6%. Townhouses moved the same direction. Condos are the one to watch: inventory up 11%, a benchmark of $324,300, and 129 days on average to find a buyer.

Swipe through for all three property types. And if you’re trying to work out what a slower, tighter market means for your own timing, send us a message. That’s a conversation, not a pitch.
