A quick market pulse heading into 2026
A lot of the early 2026 chatter is optimistic, but the Canadian picture still looks more uneven than “boom.”
Here’s what we’re paying attention to right now:
- Prices and appraisals: In Toronto, some appraisals are coming in below what buyers agreed to pay this summer,
which can create last-minute financing headaches. - Supply vs. demand: New listings dipped 1.4% in October vs. September, but many markets still have more supply than demand,
which keeps buyers in a stronger position. - It’s regional: RBC is still calling out a split, with places like Quebec, Manitoba, and parts of Atlantic Canada
holding more seller-friendly conditions than Ontario and B.C.

Sales ranged from 168,500. to $1,600,000. Days to sell ranged from 13 to 292. 53 listings expired, 23 were cancelled.
