CREA’s latest update, plus what we’re watching next

Canada’s housing market ended 2025 with less momentum than many expected, and the latest national numbers help put that in context.

According to the Canadian Real Estate Association (CREA), national home sales fell 2.7% month over month in December. Total transactions for 2025 were 470,314, down 1.9% from 2024. CREA’s MLS Home Price Index was down 4% year over year in December, with some of the softer pricing concentrated in Ontario’s Greater Golden Horseshoe.

The bigger takeaway is not one month of data. It’s the overall shift in how deals are getting done. In the article, Ownright’s Joel Fox described this as a negotiation-first market. That matches what the numbers suggest. Buyers are taking more time, and sellers often need to compete on price, terms, or condition instead of assuming demand will do the work.

One area to watch in 2026 is condos and townhomes, where pricing has been under more pressure than detached homes in many markets.

In North Okanagan Real Estate

As of the morning of Friday February 6 there are 672 homes showing as active listings here in North Okanagan.  On January 30 there were 665.

Sales ranged from $239,800. to $1,225,000. Days to sell ranged from 6 to 295. 17 listings expired, 112were cancelled.
