Where are home prices headed?
Whether you're actively looking to buy or sell, or just keeping an eye on the market, it's always helpful to stay informed. We wanted to share some expert insights into where Canadian home prices might be headed over the coming year.
Here's what the latest data is showing:
CREA's national benchmark price came in at $664,400 in March, down 4.7% year-over-year but up slightly from the month before. Nationally, the market is sitting in balanced territory.
CREA has revised its 2026 outlook to a 1.5% price gain and a 1% increase in sales—modest, but a stabilization after recent declines.
A few key trends are likely to shape the market:
👉 Interest rates: The Bank of Canada's overnight rate is holding at 2.25%, and TD, BMO, and CIBC all expect it to stay there through the end of 2026. The lowest 5-year fixed rate available today is around 4%.
👉 Mortgage renewals: More than one million Canadian households are expected to renew their mortgages this year. For many, that means adjusting to rates that are meaningfully different from what they originally locked in—something worth planning ahead for.
👉 Regional variation: B.C., Alberta, and Ontario are expected to see virtually no price growth in 2026, while other provinces are still forecast to see gains of 2% to 5%. The national picture doesn't tell the whole story.
👉 Buyer conditions: With more listings and less competition than a year ago, buyers in many markets have more room to negotiate than they've had in years, while sellers who price well are still finding success.
The market is always changing, but these insights give us a clearer view of the trends that will likely shape Canadian home prices over the coming year.
