Three straight months of rising sales. Is the market finally turning?

Canadian home sales just posted their third straight monthly increase.

June sales edged up 0.5%, on top of a 5.5% jump in May. National activity is now about 7% above where it sat back in March.

Prices held steady, too. The national price index didn't move month-over-month in June, the first time that's happened since January 2025.

To be clear, it’s not a boom. The CREA lightly trimmed its full-year sales forecast again, but the freeze does seem to be thawing. Inventory is at its lowest point of the year and fixed mortgage rates have eased from their peak in April.

Here's what makes this more interesting: qualifying for a mortgage got easier at the same time.

The federal government raised the insured-mortgage cap from $1 million to $1.5 million, a big shift in areas with higher price points. First-time buyers can now also stretch to a 30-year amortization on an insured purchase, which can meaningfully lower a monthly payment.

All together, that means we have buyers with more room to qualify, a market that's stopped sliding, and rates no longer expected to climb. That's a different conversation than we were having six months ago.

As of the morning of Friday July 24 there are  971 homes showing as active listings here in North Okanagan.  July 17  there were 990.

Sales ranged from $125,000. to $1,633,000. Days to sell ranged from 5 to 301.  11 listings expired, 13 were cancelled.
